Urbanova takes advantage of Boon Edam's benefits

Looking for a fully automated, secure and fast access control equipment, the Real Estate company Urbanova opted for Boon Edam's turnstile systems and its Speedlane 300 model for all its office buildings in the Peruvian capital.

The objective of this real estate company was to have an access control system that would facilitate the control function of the guards in their buildings, with simple, robust equipment and whose design would fit the concept of image of its constructions: solidity and modernity. 

Urbanova is the real estate arm of Breca, a Peruvian business conglomerate with an international presence and more than 100 years of existence. Founded by the Brescia-Cafferata family, this real estate company develops, manages, markets and operates urban projects dedicated to retail and Prime offices. It should be noted that Urbanova is currently the leading real estate company in Peru in the development of Prime office buildings.

The office buildings developed by Urbanova represent a leasable area of 146,000 m2, distributed in 11 buildings, nine Prime type and two B type; Prime (A+/A) types include Torre Begonias, which has an average daily influx of 2,900 users; Pardo & Aliaga (3,900), Cromo 332 (1,000), Alto Caral (1,600), Torre Trazo (900), Torre 1 and Torre 2 both with 1,000 users per day and finally Torre del Arte and Torre del Parque that will be inaugurated soon. As for type B, there are Plaza del Sol with 2,200 users per day and El Consorcio with an average influx of 700 users per day. 

Currently the company has the largest market share in the development of Prime office buildings, all of them located in the city of Lima, mainly in the Financial Center of San Isidro (Paseo Begonias) and in the San Borja Business Center (La Rambla San Borja).

"In our buildings we use Boon Edam's Speedlane 300 turnstiles, which we have installed and interconnected with access control systems (Honeywell / Johnson Controls), to control securely and through electronic cards the access of customers and visitors to our facilities," explains Giovanni Vitor Soares, manager of urbanova's Office Business. 

Urbanova's relationship with Boon Edam began in 2013 with the acquisition and installation of the brand's equipment in Torre Begonias, the most modern in Lima and at the time also the highest (120 meters and 26 floors).

In the buildings built since 2013, Boon Edam solutions were installed from the construction stage of the buildings. In the oldest buildings (three of the total) the existing systems were replaced by equipment from this company. 

"In all cases tourniquets have been installed, mostly Speedlane 300. Urbanova currently has 82 teams in all projects," said the Office Manager. 

The challenge of real estate

Urbanova buildings are specially designed for the use of first-class corporate offices, which are characterized by having several parking lots, double-height entrance lobby and three to four light fronts per floor. 

With a minimum floor area of 1000 m2, these LEED-certified buildings have a control center for monitoring fire safety systems, CCTV, access control and intrusion in common areas, with surveillance personnel 24 hours a day.

Thus, Urbanova sought to have an access control system that was not traditional turnstiles and that anyone who entered its buildings, customers or visitors, did so by means of an electronic approach card, necessarily passing through the turnstiles. In the same way, the real estate company tried to ensure that the system had a physical barrier that prevented access to unidentified people.

To meet this objective, robust equipment was required, fast operating and with a sophisticated design, which had a good harmony between quality and price and also had a local technical service. In the same way, and taking into account the intense use that these equipment were going to have, it was important that they were operationally reliable. 

"The Boon Edam teams satisfactorily met all these requirements. That's why we decided on them," Giovanni explained. 

Operation and future projects

According to Urbanova, the installation and connection with the access control systems were carried out with relative ease. "The equipment has been operating with a high level of operability; there are very few opportunities that present any kind of failure," Giovanni said. 

Consequently, other building projects are being developed that consider the installation of turnstiles. Urbanova is currently working on a project to integrate Boon Edam equipment with its visit control system, which will allow them to provide access facilities to previously authorized visits via the web through a QR code sent to cell phones.

According to Giovanni Soares, in general terms Boon Edam's access control system helped Urbanova achieve the desired levels of physical and operational security for its facilities.
